Business Parks

Midtown Business Park

Midtown Business Park in the City of College Station is strategically located along State Highway 6 outside the adjacent Spring Creek and Lick Creek 100-year floodplain. It features 252 ready-to-develop acres and is divided into several sub-districts for commercial, corporate, office, light industrial and manufacturing needs.

Sub-District A

Using a mix of small offices, retail shops, restaurants and parks, Sub-District A is the commercial gateway to Midtown Business Park.

Development can range from contemporary walkable, urban-oriented mixed-use, to destination retail, restaurant, and entertainment venues. Traditional big-box retail development is also an appropriate use.

Sub-District B

Sub-District B is the future home of corporate build-to-suits.

These custom buildings and small campuses will benefit from the site's natural beauty, future trail access, and easy walking distance to future retail/restaurant uses, which will enable tenants to attract and retain top corporate talent.

Sub-District C

Sub-District C seeks to borrow from past urban forms to rejuvenate light industry and manufacturing.

Presently, these businesses occupy small, metal-clad buildings on isolated 1-3 acre plots with relatively low land values. Modern tenants appreciate the live-work-play dynamic, as well as innovation.

Sub-Districts D & E

Sub-Districts D & E are reserved for surface parked, lower density speculative or build-to-suit office development likely aimed at the value, market-oriented sector often seen in suburban office parks.
